Sanctuary Realty Rental Information

Thank you for taking the time to read through all of the following Sanctuary condos rental information. If you are only looking for specific information please use the drop down menu below to quickly find the information you require.

All Virginia Beach oceanfront condos at The Sanctuary at False Cape are privately owned and are decorated and equipped to suit the tastes and needs of the owner. All condos are equipped for year round enjoyment and are air conditioned heated. They are also equipped with a full size washer, dryer, coffee maker, toaster, and blender all of which are standard . Because some condos are different inside and out, if you have any specific needs (i.e., bed sizes, tubs or showers, phone, etc.) please bring this to our attention while making the reservation and we will try to accommodate your needs.


Weekly rentals are Saturday to Saturday only from the week of Memorial Day through the week of Labor Day. Shorter stays may be available during the rest of the year. Availability varies by property is specified on each property’s webpage. You may reserve a property by phone, on our website or in person. Our office will contact you within 24 hours of your online reservation to provide you with a lease agreement and request payment. The first payment is due within twenty-four (24) hours. The remaining balance is due forty-five (45) days prior to the check-in date. Reservations made with a check-in date of less than forty-five (45) days from booking date require payment in full within twenty-four (24) hours.

Trip Insurance

We strongly recommend Trip Cancellation Insurance: Cancellation insurance can protect you and your family from expenses you incur due to illness, injuries, weather and other unforeseen circumstances. For your convenience and protection we have added the cost of a travel protection plan covering the amount of your rent. For additional information please call CSA Travel Protection at 866-298-6846 (group plan code 330CSA) or visit the CSA Travel Protection website. The plan is optional, therefore, to decline coverage simply deduct the premium from your first payment only.

Accidental Damage Plan

There is a non-refundable taxable Accidental Damage Plan that protects you in the event of accidental loss or damage to the rental property that is not a result of negligence or willful conduct by you or others in your party up to $500 total. You must notify our office in writing of any damage or loss during your occupancy and receive a written copy of your report prior to your checkout or this coverage is void. Payment and acceptance of the Accidental Damage Plan must be in force prior to occupancy. Terms of this coverage will be mailed to you with your Advance Rent Request.

Administration Fee

A non-refundable, taxable Administration Fee is charged on every reservation.


State and city lodging tax is charged on the gross rent, Administrative Fee and Damage Coverage Fee. The tax rates are governed by the City of Virginia Beach and the Commonwealth of Virginia and may change without notice.

Monthly Rentals

Monthly rentals are available for some rental units in our non-peak seasons. Rental rates vary by property and acceptance by owner is not guaranteed. All reservations less than 91 days require payment of sales, lodging taxes and cleaning fee. All utilities included unless otherwise specified. Linens are not provided. Pets are not allowed at any time. Payments may be made in the form of Certified Funds, Personal Checks, Money Order or ACH Debit. Properties listed for sale may require property showings during your tenancy, which tenant is required to comply with upon 24 hours advanced notice. Winter Rentals

Short-term winter rentals are offered between September and May with a minimum stay of 91 nights. All leases are subject to credit and owner approval. A lease application fee, charged per person, will be due at time of application. All utilities are included unless otherwise specified, excluding annual leases. Linens are not provided. Pets are not allowed at any time. Lease payments may be made in the form of Certified Funds, Personal Checks, Money Order or ACH Debit. Lease extension must be requested in writing no later than 30 days prior to lease expiration and is contingent upon owner approval. Properties listed for sale may require property showings during your tenancy, which tenant is required to comply with upon 24 hours advanced notice. Housekeeping Services

All reservations consisting of less than seven (7) days will be charged a housekeeping service fee, which will vary based on condominium size and/or classification. Housekeeping service fees are refundable in the event of reservation cancellation (certain restrictions apply as explained in our cancellation policy).

Beds Made for every Rental

Upon arrival to your condo, the beds will be made for your convenience. Linens will be provided for Top Bunks, Day Beds, Trundles, and Pull-Out Couches. If you need assistance please contact our Housekeeping Department at 1-866-933-4801 Ext. 107.

Mid-Stay Cleaning

We know how important your vacation is to you and your family. Why spend a minute on your vacation, cleaning and vacuuming?

Sanctuary Realty’s “Mid-Stay Clean” can free up your time to spend with your family, friends or just relaxing on the beach. Our “Mid-Stay Clean” program provides a housekeeping professional that will clean the kitchen, bathrooms, dust, sweep and vacuum. The Housekeeping team will not upset personal items so please remove all personal items from the floors and secure all valuables. Our friendly and professional Housekeepers will report to their assigned units at 10:00 a.m. and you need not be present.

Why spend your time cleaning when we can do it for you? Inquire today about the mid-stay cleaning details and scheduling, by contacting our Housekeeping Department at 1-866-933-4801 Ext. 107. If we are not available at the time of your call please leave your name, the unit number you will be staying in and telephone number where you can be reached, we will contact you as soon as we are available. Mid-stay cleans can be arranged prior to check in.


We accept cash, money orders, cashier’s checks, personal checks, certified checks, ACH Debit, or credit/debit cards. Personal checks are not accepted for reservations booked less than 45 days before arrival. Credit/Debit card payments are accepted. We take Visa, MC, and Discover.


Condos are available for check-in between 4:00 p.m. and 5:00 p.m. Every effort is made to ensure that all units are clean and ready for occupancy; however, in some instances it is necessary to delay occupancy until the unit is ready. There are no rebates for such late occupancy. Condos will not be available for check-in earlier than 4:00 p.m.

Early Check-In

Sanctuary Realty is pleased to invite our guests to take advantage of our “Early Check-In” program. Arrangements will be made to have these properties ready for check-in at 1:00 p.m. on check-in day, instead of the standard 4 p.m. check-in time. There is a taxable, non-refundable fee for this program, with a limited number of early check-ins available. Early check-in must be requested at the time of original booking, so be sure to make your request when speaking with our Vacation Specialists or when placing your reservation online (enter your request in the special requests text box). “ Some Exclusions Apply - Quantities are Limited”.

After Hours Check-In

If you anticipate arrival after 5:00 p.m., please contact our office ahead of time for the lockbox code. Your check-in packet will be placed in the lockbox located outside our office.


Check-out time is 10:00 a.m. Sorry, no exceptions. Our housekeeping team must have ample time to clean and inspect all condos for our arriving guests.

Family Groups Only

Sanctuary Realty rents to family groups only. If a non-family group is found to be staying at the property, we reserve the right to terminate the rental without refund. Please do not jeopardize your vacation.

No Smoking except in designated areas.

Sanctuary Realty IS A NON-SMOKING FACILITY which includes BALCONIES, PATIOS, DECKS, PORCHES, COMMON AREAS, STORAGE UNIT AND MECHANICAL AREAS. There are three areas identified as "Smoking Areas" ; one in the Northwest corner of parking garage in Building A, Southwest corner of parking garage in Building B, and the Cabana Bar.

All cancellations must be made in writing, signed by the Tenant, and received by Sanctuary Realty via facsimile, email or U.S. mail prior to check-in date. Every effort is made to re-rent the property to minimize Tenant’s loss. Tenant will NOT be issued a refund if the reservation does not rebook and confirm with payment for the original rental term. If the property re-rents and confirms for the original rental term and the original gross rent, Tenant will receive a refund of monies paid, less an 21% cancellation fee (calculated on gross rent) and less non-refundable items including, but not limited to, Travel Protection Insurance, Administrative Fee, and Accidental Damage Plan Fee. If the property re-rents and confirms for a portion of the rental term or lower than the original gross rent, the shortage between the gross rent for the original rental term and the gross rent for the re-rented term will be deducted, along with non-refundable items and an 21% cancellation fee, prior to issuance of any refund. Refunds, if any, will be issued within thirty (30) days of confirmed payment from replacement Tenant.

Tip: Consider Trip Insurance. which protects you and your family from expenses you may incur due to illness, injuries, and certain other unforeseen circumstances.

Bad Weather

Sanctuary Realty will make every effort to make your vacation memorable and enjoyable. Refunds will not be made due to inclement weather. Sanctuary Realty does not offer refunds in the event of a hurricane evacuation.

Helpful Hint: Trip Cancellation Insurance is an affordable, viable alternative.


Linens are provided. Linens include sheets, pillow cases, kitchen towels, bath mats and towels for current bedding arrangement, per week. You may rent additional linens through Ocean Rentals. Phone: 1-800-695-4212. Website: .


If mechanical systems, such as air conditioners and appliances, malfunction, every effort will be made to correct the problem. There will be NO REFUNDS OR REBATES for the failure or break-down of these items.

Pool Information

There are two courtyard pools (Building A and Building B) as well as an oceanfront pool with a "Swim-Up Bar and Food" area. All pools are seasonal, and all pools are both Adult and Child Friendly. Regular pool maintenance occurs while pools are open. Pool depths are up to 5 feet maximum. Swim at your own risk as no lifeguards are provided. PLEASE NOTE: ALL POOLS (BUILDINGS A & B, AND CABANA BAR POOL) ARE CURRENTLY OPEN AT THIS TIME AND WILL REMAIN OPEN THRU THE END OF OCTOBER, WEATHER PERMITTING. BOTH FITNESS CENTERS SHALL REMAIN CLOSED UNTIL FURTHER NOTICE. THERE ARE RESTRICTIONS ON USE TIMES AND SOCIAL DISTANCING IS BEING ENFORCED. PLEASE READ THE SIGNS AND BE RESPONSIBLE. IF GUIDELINES ARE NOT BEING FOLLOWED THE CONDO ASSOCIATION WILL SHUT THE USE OF THE POOLS DOWN.

Locked Closets

Many of our owners have closets with their personal things. These areas are absolutely not included in any rental condo.


Each unit has one assigned and numbered parking space. Some units have two spaces. Spaces will be assigned at check-in. Please limit your parking to the spaces assigned. We ask that you have consideration for other guests and park properly in your assigned space. Parking spaces with no designation or non numbered spaces are available for additional parking. Please ensure your Parking Permit is displayed in your vehicle on your dash board, a rear view mirror or another highly visible location for our staff to see. Vehicles not displaying a parking pass will be subject to having your wheels locked and a $75 service fee. *Please Note: No Vehicles in excess of 6’ 8” in height or trailers are permitted in the parking garages. Vehicle owners will be responsible for alternative parking arrangements.

Beach Access

Please use marked public walkways or stairs. Walking on dunes is prohibited.

Routine Maintenance

It may be necessary for us to enter the units during reasonable hours to perform minor repairs.


The Sanctuary Realty Homeowner's Association employs staff to help patrol the grounds looking for any potential security issues, as well as maintenance issues. If you have a security issue during the daytime or nighttime, please call 757-689-8984 and someone will respond. After hours, please use Prompt #2 Emergency Maintenance and 24 Hour On Site Staff.

Items Left in Unit

Sanctuary Realty is not responsible for personal items left in rental units. Postage charges plus a $25 service charge are required if you request us to pick up and mail any item left in unit.

Lost and Found

Items found in condos will be held for 30 days. After 30 days, items will be donated to charity. If items are claimed within 30 days and you request them to be mailed then the above charges will apply.

Agency Disclosure

Sanctuary Realty represents the owners of the condos. As agents for the owners, we are eager to assist you to find a unit that fits your “wants and needs.” Some condos are owned by licensed real estate agents. Please note that The Sanctuary does not advertise on Craig's List for vacation rentals. If you see a vacation rental on Craig's List, it is fraudulent.

Office Location and Hours

Our office is located at 3738 Sandpiper Road, Suite 1037, Virginia Beach, VA 23456. During the In and Peak Seasons, office hours are Monday through Saturday, 8:30 a.m. to 5:00 p.m. and Sunday 11:00 a.m. to 4:00 p.m. During all other seasons, office hours are Monday through Saturday 8:30 a.m. through 5:00 p.m., and closed on Sundays.
